REAL PROPERTY
(Sale to be held as near to 10:00 AM as possible)
By virtue of a ORDER OF SALE issued by the 401st District Court of Collin County, Texas, on the 27th day of September, 2022, in the case of:
FNA 2019-1 LLC vs Robert Chatham, Jr, Et Al
Case: 401-02567-2021, and directed and delivered to me as Constable Precinct 2, Collin County, Texas, I have levied upon this 27th day of September, 2022, and will, between the hours of 10:00am and 4:00pm, on the first Tuesday of December, it being the 6th, of said month, at the courthouse door of Collin County, Texas, proceed to sell at public auction to the highest bidder with cash in hand, unless otherwise exempted, all the right, title and interest which the said Robert Chatham, Jr, Et Al had of, in and to the following described real property, to-wit:

NEVADA ORIGINAL DONATION (CNV) BLK 1 LOT 7 8; AND BEING MORE PARTICULARLY DESCRIBED AS BEING LOTS 7 AND 8, IN BLOCK 1, TOWN OF NEVADA, ACCORDING TO THE PLAT THEREOF RECORDED IN THE OFFICE OF THE COUNTY RECORDS, COLLIN COUNTY, TEXAS, AND BEING THE SAME PROPERTY CONVEYED TO GLYNN MONTGOMERY BY DEED FILED 3/7/55, RECORDED IN VOLUME 496, PAGE 331, AND FILED 2/28/56, RECORDED IN VOLUME 512, PAGE 52, DEED RECORDS OF COLLIN COUNTY, TEXAS.
Commonly known as: 111 Kerens Street Nevada, Texas 75173
Said property is levied upon as the property of Robert Chatham, Jr, Et Al and will be sold to satisfy a judgment rendered in the said Court of Collin County, Texas, on the 31st day of August, 2022, in favor of FNA 2019-1 LLC and against the said Robert Chatham, Jr, Et Al for the sum of $28,976.30 principal representing tax years 2007 2017, principal balance, accrued interest, late fees and other charges, filing, service, costs, and attorney fees, $7,048.11 due to taxing units of Collin County / Collin CCD / Community I.S.D. / City of Nevada, $747.20 attorney ad litem fees, court costs of $1,336.20 and further costs of executing this writ.
NOTICE: This property may have other liens, taxes due or encumbrances, which may become the responsibility of the successful bidder.
